The private process

Access with purpose.
Disclosure with care.

A private real estate conversation begins with objectives and authority. Property identities and detailed materials are considered only when the parties, permissions, and next step are clear.

01 / THE SEQUENCE

What happens before details circulate.

  1. Begin broadlyAn owner or representative outlines the property type, broad market, role, objective, and timing. A buyer outlines sectors, markets, approximate size, capital approach, and decision process.
  2. Establish fitWe examine whether the mandate, authority, and potential counterparties align. An inquiry is a request for discussion; it does not provide automatic access to any asset.
  3. Agree on disclosureThe owner or authorized representative sets what can be shared and with whom. Any required confidentiality or other agreements are addressed before identifying materials are provided.
  4. Advance deliberatelyWhen there is a basis to proceed, introductions and diligence requests can be coordinated within the agreed scope. Availability and transaction terms are confirmed case by case.
02 / INFORMATION BOUNDARIES

Useful context, without exposing a mandate.

PUBLIC SITE

Our lens

Sector focus, analytical frameworks, market research, and how the process works. Illustrative examples describe methods, not an active assignment or completed transaction.

FIRST CONVERSATION

A high-level brief

Broad location, asset type, objective, investment parameters, and the sender's role. No tenant records, private statements, identifying documents, or confidential attachments are needed in an initial email.

PERMISSIONED REVIEW

Property materials

Identity, financials, documents, and introductions are considered only with appropriate authority, counterparty fit, and any required agreements. No public page promises a specific asset is available.

Even broad details can identify a unique property when combined. We do not use a client's name, imagery, deal metrics, or transaction outcome as public proof without permission for that use.

03 / TWO ENTRY POINTS

A clear start for each side.

OWNERS & REPRESENTATIVES

Consider a private route.

Explain what type of asset you represent, the broad market, your authority to discuss it, and your preferred timing. We can determine what further information is appropriate to request or circulate.

Discuss an asset
BUYERS & CAPITAL PARTNERS

Define what fits.

Describe your target property types, geographies, size range, capital structure, and decision timing. A focused brief helps assess a potential introduction without disclosing an owner prematurely.

Share acquisition criteria

The inquiry forms prepare an email for you to review and send. Sending a first email does not itself establish a confidentiality agreement.

Depth without exposure

Judge the thinking.

Our hospitality, multifamily, and land frameworks show the questions behind an investment decision. They are illustrative analyses, not client case studies or offers of a current property.
