Draw the site precisely

Aerial imagery is an introduction. Survey and title records establish boundaries, easements, and rights that influence the usable footprint. Ownership and a workable path to control matter for every parcel essential to the plan.

Test a buildable program

Check zoning, height, setbacks, parking, utility capacity, flood and environmental considerations, and the approvals needed for the intended use. Concept drawings and planning assumptions should be identified as such until the governing authorities confirm them.

Model the assembled basis

Compare the parcels' standalone values with the assembled opportunity after acquisition premiums, carrying cost, site work, design, and time. A parcel that unlocks the plan can still make the economics fail if the total basis is too high.
