Look through the annual average

Review occupancy, ADR, RevPAR, and gross operating profit by month. Separate recurring demand from an unusual event or a temporary rate spike. Distribution costs, labor, and food-and-beverage performance can alter the result even when room revenue appears healthy.

Price the plan, not the possibility

A renovation, flag change, or alternative use has a timeline and a capital requirement. Add property improvements, business interruption, carry, approval risk, and a realistic stabilization period before assigning value to a new operating case.

Compare credible paths

Set the hold case beside a carefully costed repositioning case. State which assumptions depend on third-party approvals and which can be verified from operating history. That keeps the decision anchored to the property rather than the most ambitious scenario.
